Senior Commercial Appraisal Reviewer

A Senior Commercial Appraisal Reviewer position is open with Zions Bank, a division of Zions Bancorporation, N.A. This position involves being in office at the Midvale headquarters and being responsible for performing in‑depth reviews of commercial real estate appraisal reports to ensure compliance with bank policies, federal regulations, and USPAP standards, securing credible valuations of real estate collateral used for underwriting, monitoring, and credit management purposes. The role provides consultation on appraisal policy and procedures, manages the appraisal procurement workflow, and supports operational effectiveness within the department. This position represents the department in internal and external interactions and provides advanced technical expertise, leadership, and support to colleagues, partners, and vendors.

This Senior Commercial Appraisal Reviewer position is part of the overall Commercial Appraisal Review Department (ARD) of the parent company, Zions Bancorporation. The ARD services all eight banks of the parent company which consist of Zions Bank, Amegy Bank, California Bank & Trust, National Bank of Arizona, Nevada State Bank, Vectra Bank, Commerce Bank of Washington, and Commerce Bank of Oregon.

Key Responsibilities

Appraisal Review & Core Operational Work

  • Perform in‑depth reviews of commercial real estate appraisal reports to ensure compliance with bank policies, federal regulations, and USPAP standards, and to obtain credible valuations of real estate collateral used for underwriting, monitoring, and/or credit management purposes.
  • Perform advanced technical Administrative and Technical Reviews of appraisal reports for compliance with USPAP and Bank appraisal standards to secure credible valuations of real estate collateral.
  • May validate collateral valuation conclusions for underwriting, portfolio monitoring, and credit risk management with increased independence and subject matter authority, as appropriate.

Appraisal Ordering & Engagement Management

  • Order appraisals and oversee appraisal engagement management within designated systems of record.
  • Order, track, and manage appraisal engagements end‑to‑end, ensuring accurate documentation and timely delivery of reviews.

Consultation, Issue Resolution & Operational Support

  • Provide consultation on bank appraisal policy/standards and department procedures.
  • Assist with department operations, workflow management, and the appraisal procurement process.
  • Resolve valuation disputes and address complaints or concerns from lenders, internal stakeholders, vendors, and clients, helping to ensure completion of the appraisal procurement cycle.
  • Provide subject matter expertise on appraisal governance and support dispute resolution involving valuation concerns.
  • Develop resolutions to a diverse range of complex problems requiring creativity, sound judgment, and the ability to apply appraisal standards within broadly defined policies and practices.

Reporting, Initiatives & Process Improvement

  • Prepare reports for management as required, including contributions to strategic reporting or departmental initiatives.
  • Support operational improvements, process standardization, and modernization efforts within the department, providing contributions or leadership when applicable.
  • Contribute to department initiatives and participate in cross‑functional projects requiring advanced appraisal expertise.

Leadership, Representation & Collaboration

  • Provide leadership, mentorship, technical guidance, and training to colleagues, bank staff, and third‑party suppliers as needed.
  • Serve as a key resource representing the department to internal partners and external vendors, with elevated autonomy in scoping and completing assignments.
  • Represent the organization as a principal contact and regularly interact with management and senior customer personnel on matters requiring coordination across organizational lines.

Qualifications

Education & Experience

  • Bachelor’s degree in business, finance, or related field.
  • 6+ years of experience in commercial real estate appraisal, review, evaluation, and/or directly related field.
  • A combination of education and experience may meet requirements.
  • Prior leadership, supervisory, or mentorship experience preferred.
  • Knowledge of CMBS appraisal requirements and collateral markets preferred.

Licensing & Professional Designations

  • Certified General license required.
  • MAI designation preferred.

Technical Expertise & Skills:


  • Expert knowledge of commercial real estate appraisal principles, practices, and applications; extensive knowledge of USPAP and Bank appraisal standards; advanced knowledge of financial math/applications.
  • Excellent analytical, problem‑solving, and communication skills, both verbal and written; strong attention to detail and accuracy.
  • Ability to build and maintain effective working relationships with staff, bank management, and vendors.
  • Ability to work independently and manage multiple priorities.
  • Proficiency in related appraisal software, Microsoft Word, Excel, etc.
  • Demonstrated ability to manage complex appraisal assignments with increased autonomy and stakeholder coordination.

Summary
Under general direction of the Commercial Appraiser Supervisor, appraises commercial real property for ad valorem tax purposes using industry-accepted methods for determining value.

Essential Functions

  1. Field inspect commercial properties to collect and review associated property data characteristics.
  2. Appraise all types of commercial, multifamily, and mixed use properties using industrial acceptable standards.
  3. Collect and research rent, lease, and property income data, including vacancy and capitalization rates.
  4. Review information submitted by taxpayers; prepare appraisals for state and local hearings to defend market values for tax purposes; advise on market conditions; provide testimony and supporting documentation as needed at state and local equalization board meetings; represent assessment office at board of equalization settings.
  5. Develop commercial land valuation tables, influences, and modifiers, and assist in the creation and maintenance of commercial valuation models.
  6. Validate sale information associated with income, capitalization rates, and comparability processes; produce sale ratio studies on various commercial property types; produce time adjustments in relationship to market influences.
  7. Review and compare property characteristics from aerial imagery; compare assessment record data with various imagery sources.


Knowledge, Skills, and Abilities
  • Knowledge of building standards, appraisal methods, and research principles, methods, and techniques in relation to commercial real property
  • Knowledge of land appraisal and building cost estimating methods
  • Skilled in summarizing and categorize improvement square footage, perimeter, and associated uses when sketching and documenting property characteristics
  • Skilled in reading plats and blueprints
  • Ability to compare digital imagery with property inventory data for validity
  • Ability to produce a valid appraisal report that includes income, comparable sales, and all other supporting documentation
  • Ability to defend a valuation position in a nonconfrontational communication
  • Ability to maintain cooperative working relationships with those contacted in the course of work activities
  • Ability to locate property according to description


Supervisory Responsibility
This position has no direct supervisory responsibility but does serve as a coach and mentor for other positions in the department.

Work Environment
Work is divided between an environmentally controlled office setting and field checks that are performed outdoors and occasionally in hot, cold, or inclement weather. Work exposes incumbent to possible bodily injury while conducting field work. Work may expose the incumbent to high stress situations including contact with the public and others in confrontational, emotionally charged, or uncomfortable circumstances. This role routinely uses measuring devices, laptop, desktop, smartphone, photocopiers, and filing cabinets. The noise level in the work environment is usually moderate.

The employee is required to type, file and lift supplies up to fifty (50) pounds. The employee regularly drives a motor vehicle.

Position Type / Expected Hours of Work
Incumbent must work forty (40) hours each week to maintain full-time status. Expected work hours are 8 am to 5 pm, however there may be availability to work out a flex schedule ahead of time that works for both the County and the employee. Occasional evening and weekend work may be required as job duties demand.

Travel
Travel is primarily local during the business day, although some out-of-area and overnight travel may be expected, up to five (5) percent.

Required Education and Experience
  1. Bachelor’s degree.
  2. Five (5) years of work experience as a real property appraiser or in a related field such as real estate or building construction.
  3. Equivalent combinations of education and experience may also be considered if all Additional Eligibility Qualifications are met.


Additional Eligibility Qualifications
  1. Applicant must possess designation as a Certified General Appraiser with the Utah State Department of Commerce.
  2. Incumbent must obtain General Ad Valorem Appraiser designation with the Utah State Tax Commission within twenty-four (24) months in position.
  3. Applicants must possess a valid driver’s license and obtain a valid State of Utah driver’s license within sixty (60) days of employment.
  4. Selected applicants will be required to submit to a pre-employment drug screen and background check.
